I live in a first floor apartment. The windows are old, thin, and not energy efficient. There is enough space around the exterior doors I can see light around them. After repeated visits from the maintenance team, they put a weather strip around my door to stop the lights some, but it’s still bad. The appliances are old and the dishwasher is junk. They will replace the old white appliances with new black ones (when you move and they renovate), but they are low quality as well. You’ll need to fill out a maintenance request to get the air filter replaced. I’ve bought and replace my own because they use the cheap filters and try to hold out on replacing them. The walls and ceilings are thin and I can hear my neighbors quite easily. Someone near me smokes and I can smell it very well in my apartment (and I keep my doors and windows shut). It’s close to a state university, UNC Charlotte, so expect college students. Loud music, parties, people driving very fast through the parking lots, etc. The office has never once answered the phone when I’ve called. I’ve called from my cell, while standing in the office, and watched as (3) people ignored the call. When visiting the office expect to wait. They are not very organized and seem to be understaffed. I’ve had packages waiting in the office for weeks with no notification. Every year the rent goes up and not just a little bit. They are not giving you anything for the increase. No extra services or amenities. In fact, they removed the gates because they never kept them in working order. There is a mandatory $50 “MAA connect” fee added to the rent each month. I’m told this is for the convenience of their online portal system. You will be charged a $50 fee, every month, weather you decide to use it or not. I use it to automatically deduct my rent from my checking account for (2) MAA properties I’ve lived at in the past (4) years. When their system crashed the office charged me a non-payment fee and issue an eviction notice with an additional processing fee. I had to visit the office to go over my payment record and fight the non-payment charge for an account that’s been on auto pay, and in perfect standing, for the last 4 years. They refunded my money eventually, but not willingly. This has happened twice. Reoccurring monthly charges: MAA Connect ($50) Trash ($9) Pest Control ($5) Utility Billing Fee ($3.75) Water (Based on use) Pet Rent ($10 per pet) I notified the office of a leak under my sink shortly after I moved in. It took threatening to complain to a higher authority and over 14 months to fix the leak. They tore out the soggy particleboard under my sink, exposing mold, (this explains my respiratory problems while home) bleached it while I was there with my pets, and left it for days before replacing the wood. I was told they are spread thin because they are shared with another MAA community close by. They did not follow the EPA guidelines for removing mold and said their hands were tied. They could only do what they were told by management. This is the main reason I am leaving. My toilet slowly leaked. This went on for over a year (costing me more in utilities). They could not fix it and eventually replaced the toilet, but again, not willingly or quickly. If you decide to let maintenance in your apartment while you are not around they’ll usually will leave a work order for your review, but frequently do not fill in their employee info. I’ve had to clean up garbage left by the maintenance team on two occasions and didn't have a name to go with the work. There is a non-refundable pet deposit ($250 per pet) along with a $10 pet rent fee. That’s per pet, per month. I have two dogs. I was charged $250 each, plus an additional $20 per month. This means I am charged $740 (non-refundable) in the first year. There are doggy bags in various locations throughout the property. They are frequently empty, the bins full, and dog poop all around. Along with the dog poop, you don’t have to search hard to find trash, empty cans, etc. around the property. The maintenance team is responsible for sections of the property. It looks like their workload directly reflects how clean the property stays. I frequently see entire trash bags and debris left around the property days on end. The sidewalks are covered with stains. I don’t think I have ever seen them cleaned. There is no security or cameras on property. The pool was trashed and shut down for a week (during a holiday weekend), because people put planters in the pool, emptied the fire extinguishers, and threw weights from the gym in the pool. On holidays and nice weekends I’ve met people from other properties that come here to use the pool and grills. It can get very busy and I’ve never seen anyone check to see if the people using the amenities actually live here. Same goes for the tennis court. The gym is often times missing weights or parts to the equipment. I bought my own because kids frequently hang out in there unsupervised. The wet wipes/paper towels are frequently empty for long periods of time so you know the machines are not being cleaned. I raised some of my concerns to the property manager (currently Charlene Green) and she said I'd need to fill out a form with the office if I intended to move when my lease was up. My recommendation: Stay somewhere else.
