I've lived at Carriage Trace for several years. What started out as a fair value has become so much less than I expected. It has become habit for Carriage Trace to raise the rent 20 dollars every year. They are now over the $500.00 mark for a small 2 bed room apartment. They have been claiming the price increases are because we get more cable channels, and rising utility costs. The problem with that is they have been claiming this stuff for about 4 years. Your utilities ARE NOT included in your rent so why would that affect it? When I originally moved in, I was told you get FREE CABLE. This is a lie. The bill is included in your rent if you want it or not. Comcast has a deal with Carriage Trace and their basic (very basic) cable package is forced on you. They have been claiming you have 70 channels, this is also a lie. About 20 of them are duplicates. I have actually less channels than when I moved in. Carriage Trace does not supply cable boxes either, which can be a pain since they pretty much force you to use Comcast. They claim that their prices are competitive with other apartment complexes in the area. The problem with that statement is, there is only one other complex that is similar. The rest are low income, or mom and pop organizations. For instance, at another comparable complex, you get a lot more amenities for about 20 dollars more a month. Carriage Trace has very little to offer and what they do have is way out of date. You aren't allowed to have pets, the pool is tiny and overcrowded 99% of the time. These are all things that are allowed at other local places for less or just a bit more rent per month. One local place even has a gym, and they allow pets. Their pool is actually big enough for their tenants. The apartment similar to mine is 100 square foot larger and it's only 20 dollars more a month. In summary, I used to brag about what a fair value Carriage Trace was and recommend it to everyone. Now the value is long gone. That fact is solidified as I sit here looking at my fridge, stove, dish washer and cabinets from circa 1988. They also claim they are cheaper than Knoxville. Well that's true, but most apartments in Knoxville are much nicer and up do date. I would like to add; the apartments are also very poorly insulated against noise. Expect to be annoyed most of your time there if you happen to get caught next to, or below noisy people. That would be most of them! The parking is also very lack luster. Forget having any company that is more than one car. I was bugged almost instantly for one extra car in the over flow. By the way, that one extra car is allowed according to your lease. But be prepared to get hassled. In the mean time there are several other tenants with cars and motorcycles that haven't moved in years. A big part of the parking problem would be fixed if management would have the non-running vehicles removed and quit hassling us that actually use ours.
