Historic Building in Nice Neigborhood

I've lived in Zenabe Court for two years. It's close to many of the cool bars and restaurants that make the NW neighborhood a desirable place to live, yet it doesn't get too much overflow noise from the bars. Some on weekend nights, but not too bad.

The building has been nicely renovated and is managed well by KBC management. The no smoking policy is annoying because inevitably there are tenants who lease at Zenabe who smoke and so end up doing so by standing in front of the building where their smoke drifts into the open windows of non-smokers. I was bothered less by smokers before I moved in to this non-smoking building. Their is a very secure, locked storage area for bicycles in the basement. The interior and exterior of the building are kept clean and nice looking.

There are some cons living here. Aren't there always in apartments? The noise between the upstairs and downstairs units is annoying. There seems to be little insulation and coupled with hardwood floors you can definitely expect to hear your neighbor walking about and even talking. The hot water takes forever to show up (at least in my unit), and when it does, the pressure is somewhat low. KBC is quick to raise the rent to stay current with market price in this neighborhood, so don't expect to get a good deal on your rent here. The windows are not insulated and the apartments are quite cold in winter and you will pay a pretty penny every time you fire up your individual gas furnace for heat. The heat will last about 30 minutes before it leaches out and the big chill begins again.
